Our investors have been affected like everyone else in the mortgage funding markets. Quite a few investors have suspended operations. Others are still regrouping. Instead of 95-5 or 90-10 loan to value structures expect more 80-10-10 loans. -Seasoning Simultaneous funding opportunities have been greatly reduced by most investors. Most require at least 3 months of payments before they will purchase a note. In most cases the requirement is 6 to 12 months. -Better credit scores for better rates The credit profile requirements place the focus where it should be, on people that have the best potential for repaying a mortgage loan. There will still be opportunities for home owners and home buyers to work out creative solutions, but interest rates and terms will be structured to address the unique situation. -Consistency Everyone knows that life happens to us all. Even so, investors need to see consistent payments from buyers. Not only must the payments be consistent, they must be on time. The ability to satisfy this requirement will be under much greater scrutiny before funds are made available. -Stability Stability in every phase of the home funding process is what lenders are looking for right now. Too much flipping of properties and too little administrative oversight has resulted in conditions that were ripe for loan fraud.
