February is here already, and the dominoes continue to fall in the housing and home mortgage lending sectors. A recent newspaper headline revealed another casualty of today's chaotic housing market. It read, "Mortgage brokers scramble for survival." Two things stood out in the story. First, home mortgage brokers that have not found other jobs are simply in "survival mode". Of the 400,000 workers in the mortgage industry, about 130,000 jobs will disappear before the workforce is aligned with consumer demand. Second, in response to the need for additional oversight by banks with their customers, some of the big banks have stopped making loans through their brokers. Instead their own loan officers have taken on much more responsibility. This kind of "cause and effect" provides an excellent reinforcement of the value and benefits of seller financing.
